Our Process

Surface Preparation

We begin by cleaning the surface and interior of the crack by removing dirt, debris and vegetation to ensure the rubber adheres properly.

Routing & Sanding (When Needed)

For larger or especially dirty cracks, we use a crack router to wide and reshape the opening. This creates a uniform channel that ensures deeper penetration and a longer-lasting bond. For especially deep cracks, they are prefilled with sand to prevent sinking.

Hot Rubber Application

We apply commercial-grade, hot-applied crack sealant. The rubber is heated to the ideal temperature so it flows deep into the crack, sealing out water and preventing further damage.

Finishing & Over Banding

A smooth, clean overband is applied to strengthen the seal and improve the appearance. Once cured, the area is fully sealed, watertight, and protected from Michigan's freeze-thaw cycles.

How Long Does Crack Fill Last?

With proper application and prep, hot rubber sealant typically lasts 3-7 years, depending on traffic, weather, and the condition of the pavement. Regular maintenance prevents small cracks from becoming costly repairs.

How Often Do I Need Crack Filling?

Crack Filling is recommended when you see visible cracks wider than 1/8", spreading cracks, or sections where water sits after rain. Early treatment prevents the cracks from widening, spreading out and causing deeper damage to your base.

Can You Crack Fill in Cold Weather?

Crack filling requires the pavement to be dry and above a certain temperature. If it's too cold or the pavement is wet, the rubber will not properly adhere. We will recommend scheduling the repair for a warmer window.

Is The Crack Fill Noticeable?

The rubber sealant is black, however, it is still a mildly noticeable difference from the asphalt. This is no concern, the difference is negligible. The best way to reduce this difference is by seal coating, providing an even color throughout the entire lot.

How Much Does Crack Filling Cost?

Pricing is determined by total linear feet of cracks, crack depth & width, and the amount of prep work needed. We recommend all cracks to be filled however this is not always an option due to budget restrictions.
